13 000 HL WINERY WITH POTENTIAL VINEYARD OF 90 HA AT THE HEART OF THE COTES DU RHONE

Winery in the heart of the Cotes du Rhone

This commercial vineyard estate is located at the heart of the southern Côtes du Rhône. It is easily accessed with the A7 motorway exit just 10 mins from the property. Transport and logistics are therefore optimised for this work tool which lends itself perfectly to a wholesale project, winery or provision of service.

Situated not far from a pleasant village, the wineries are positioned along a main road just a few minutes from a large town in the Rhône Valley. The winery buildings are a modern construction made up of several alleys with a total capacity of around 13 000 hl.

The range of tanks comprises 9 000 hl of relined cement tanks, 3 500 hl of enamelled steel storage tanks and 800 hl of oak tuns.

The cement tanks vary in capacity from 150 to 250 hl. The range of enamelled steel tanks consists of 11 tanks with a capacity of 320 hl each.

The winery is suitably equipped: harvest is collected into a 10 T vat with crusher/de-stemmer, grape-skin pump…

Grapes are crushed in a 100 hl pneumatic press. The property is equipped with a bottling line which has been amortised and should be renewed in the near future.

The wineries are vast with spacious alleys that facilitate vinification work. With the purchase of additional tanks, and without any extension of the existing buildings, the winery capacity could easily be increased to 20 000 hl.

A large wine shop with offices allows clients to be received in excellent conditions.

The wine shop opens out on to a large tarmac car park.

The estate farms 90 ha, 75 ha of which are planted with vines. 15 ha of arable land could be used to take the potential vineyard area to 90 ha.

The vineyard is comprised of several individual plots of 7 to 12 ha. Approximately 40 ha are classed AOP Côtes du Rhône, with the remaining 35 ha classed IGP.

The vineyard is properly maintained however certain plots will need replanting in the near future.

Average yield is around 4 000 to 5 000 hl.

The farm equipment is comprehensive but certain items require renewal.
