30 ha vineyard property at the heart of the Gard region Côtes du Rhône

This beautiful sleeping vineyard estate is situated on the edge of a charming local village in the Cèze valley at the heart of the Côtes du Rhône of the Gard region.

The property spreads over 30 ha comprising 14 ha of vineyard classed AOP Côtes du Rhône and IGP.

Set in a dominant position whilst  sheltered from the north wind, this magnificent family mansion spreads over 700 m² comprising 450 m² of living space.The house offers spacious, well-lit rooms. It would, however, require renovation work to reach a modern standard of comfort.

Shaded by 4 spectacular plane trees, the bastide overlooks a park planted with rare ancient species. Not far from the house, a swimming pool has been dug out from the rock face.

A caretaker’s house of 80m² is located close to the bastide. This house has been recently renovated.

The winery is in a state of disrepair and would require to be fully renovated and equipped. The winery has been built partly underground and comprises a range of cement tanks with a total capacity of 1 300 hl.

Several sheds and outbuildings are located around the winery.

The property spreads over 30 ha comprising 16 ha of woodland and 14 ha of vineyard classed AOP Côtes du Rhône and IGP. The estate also farms a further 10 ha of vineyard via a tenancy lease, taking the total vineyard area to 24 ha.

The vines are well maintained and the varietals planted correspond to the requirements of the appellation.

Average annual harvest is approximately 1 400 ha.

The current owners are able to manage the estate from afar, thanks to a competant and autonomous employee.

Harvest is currently taken to the local cooperative cellar.
