This 35 ha property sits high in a dominant position, looking out towards the Dentelles de Montmirail, at the heart of CRU Rasteau. The property is easily accessed with a motorway exit just 20 mins. away.
The estate covers 35 ha, including 31.3 ha of vines which are spread over four plots of land. The housing and farm buildings are grouped together at the heart of the largest plot. The main house offers 300 m² of living space, comprising 5 bedrooms, bathrooms, kitchen, living/dining room… The house enjoys exceptional views of the Dentelles de Montmirail and the Mont Ventoux. The housing includes staff accommodation covering 65 m².
The winery has a total capacity of 1 400 hl including 1 200 hl in cement tanks. The tanks are small capacity sizes permitting vinification of individual plots.
The winery is well equipped with pneumatic press, crusher/de-stemmer, must pump, filters… Leading on from the winery, a bottling hall is fully equipped with bottling line and labelling and packaging machines. A vast 200 m² storage warehouse, built in recent years, allows packaged wines to be stored in excellent conditions.
The farm buildings include a large hangar for storing farm machinery and several outbuildings.
The property spreads over 35 ha, comprising 31.3 ha of vineyard. The vines extend outwards over 4 plots, with the main plot covering 12 ha.
Of the 32 ha of vineyard, approximately 26 ha are classed CRU Rasteau, 4 ha are classed AOP Côtes du Rhône, 1 ha is classed AOP Sablet and 0.7 ha is IGP. The vines are well maintained and sustainably farmed (“culture raisonnée”).
The varietals planted are predominantly Grenache (19 ha), followed by Syrah (6 ha), Mourvèdre (3 ha) and a small number of plots of white varietals. Plots of old vines grow side by side the new plantations and the average age of the vineyard is harmonious. The soil is high quality (rolled pebbles and limestone scree).
The property currently produces and sells 30 000 bottles per year, with the remainder of production being sold to local wholesalers.
