The property is easily accessed, being just 10 minutes from motorway exits and 40 minutes from Montpellier and its international airport. Seaside resorts are approximately 25 minutes from the property.
The property is comprised of two plots which are located within a few hundred metres from each other. The housing and farm buildings are grouped together, in a dominant position, on the first plot.
The house is a modern building which offers 160 m² of living space and a 50 m² swimming pool. The house is south facing in a rolling wooded setting.
The winery is located not far from the house and offers a total capacity of 850 hl in cement, stainless steel and fibreglass tanks. Top wines are aged in the barrel ageing cellar.
It should be noted that the winery is currently leased to a local winemaker. The tenancy contract can be terminated yearly.
The 14 ha property comprises 7.7 ha of vineyard. The remaining 6 ha of fields could allow the total vineyard area to be increased to approximately 13 ha.
The rolled pebble terroir is classed AOP Costières de Nîmes in its entirety, however due to the grape varieties currently planted, only 6.3 ha may be declared in AOP.
The vineyard is currently farm by contractors. The harvest is sold directly to a local wholesaler.
