STRONG WORK UNIT ON 76HA, 50HA OF ORGANIC VINEYARD IN AOP FRONTON

This property is situated at 35mn to the north of Toulouse in Appellation Fronton. The vineyard is easily accessible with a motorway exit only 20mn away.

The Domain covers 76 contiguous hectares, 50ha of which are vineyard classed AOP Fronton. The residential and farm buildings are located at the heart of the property.

The main house offers 250m² of living space. South facing, it overlooks a small garden with a pond. The rooms in the house are bright and sunlit but would benefit from refurbishment.

The winery is located at 100m from the main house and has a total capacity of 4700hl in cement, lined steel and fiberglass tanks. The winery is appropriately equipped and the wines produced are regularly rewarded with prizes and medals (Coup de Coeur Guide Hachette 2016, Gold Medal at the 2016 Concours Général at Paris …).

The year 2016 has seen the construction of an attractive tasting room/shop which adjoins the main house. It is large and spacious and allows clients to be received in excellent conditions.

Farm equipment is sheltered from the elements in a large 150m² hangar which has been built in Toulouse brick. There is also a second 120m² open hangar.

The 76ha property includes 47ha of vineyard. A further 5ha are farmed through a tenancy agreement, taking the total area farmed in AOP Fronton to 52ha.

The entire vineyard has been organically farmed since 2013. The vines are fully trellised and are in good condition. The vineyard is partially renewed each year and approximately 22ha are less than 20 years old.

The grape varieties correspond to AOP Fronton requirements.

The Domain has dynamic bottle and Bag-in-box sales on the French market.

In 2015, the property’s turnover was over 400 000 euros. Average bottle price is around 3.40€ net of VAT.

The export market is currently relatively unexplored, opening huge opportunities for financial growth.
