Between mountain and sea – beautiful farmhouse on 44ha near to the seafront

This vineyard is situated at just a few kilometres from Perpignan. The imposing U-shaped Catalan house faces south from the heart of its 44 contiguous hectares, at just 6km from the Mediterrannean beaches. Both the house and the farm buildings have been renovated in recent years with the highest quality finishings. Only one wing of the house remains unrenovated, allowing future owners the chance to bring a personal touch to the Domain.  The Spanish border is reached in 45 minutes and Barcelona in just 2h15.

In the middle of the XIXth century the buildings were used as a monastery. One wing has been elegantly renovated, to provide 750m² of living area. The finishings in the house are of the highest standards (cement tiles, full underfloor heating, wireless alarm system, cabinetwork, high ceilings…). The ground floor comprises a vast sitting room, kitchen and gym. On the first floor a parental bedroom suite is completed by two further bedrooms with en suite bathrooms. The attics have been renovated to provide two additional bedrooms and a large games room for children. The gardens are secluded with a swimming pool.

The winery has a total capacity of 2 500hl. It has been fully modernised in recent years to provide prime conditions for wine making: the majority of tanks in stainless steel with a few in cement and fibre glass, two pneumatic presses, de-stemmer, RDV filter… The 250m² of winery buildings include an air conditioned barrel aging room, wine shop and offices. With its high ceilings, the buildings would provide an ideal setting for seminars or wine tastings.

Only the roof of the right wing has been renovated as yet. This wing offers a potential of 500m² to be developed either as an impressive wine tourism project or simply as a second 500m² house.

The property comprises 44 contiguous hectares, 30 of which are vineyard. 9ha of planting rights take the potential total vineyard area to 40ha. The average yield is approximately 1 200hl per year. At present the vines are farmed by a renowned wine negociant. However the property is sold free of all occupation.
