COTES DU RHONE VILLAGES – 35 ha organic property on exceptional quality soil

This 35 ha organic vineyard property is located in an emerging appellation in the Rhône Valley. The Domaine is easily accessed with a motorway exit just 10 mins away.

The buildings are situated at the heart of the property. With a background of garrigue and holm oaks, they overlook the surrounding countryside. The buildings are currently in a state of disrepair which would imply a generalised renovation project.

The main house covers 250 m² of living space. It requires full modernisation but offers spacious rooms that look out on to the garden and the property’s vineyards. The housing includes a 100 m² staff apartment. The numerous outbuildings could be restored with a view to developing a wine-tourism business or for seminars.

The old winery building is currently empty and used for storing agricultural machinery. It could easily be restored and modernised to create a private winery on the property. Harvest is currently vinified in a winery located at the heart of the village, which is not comprised in the sale of the property.

The farm buildings include several hangars, outbuildings and stables all contained within one central unit.

The 35 ha estate comprises 29 ha of vineyard, 27 ha of which are classed in AOP Côtes du Rhône Villages with the title of the commune. The vineyard requires restructuring in part as 16 ha of vines are over 30 years old. The vineyard is certified organic.

The rolled-stone soil is of exceptional quality and the varietals planted correspond to the requirements of the appellation. The vineyard is comprised of 13 ha of Grenache Noir, 4 ha of Syrah and 3 ha of Mourvèdre. Approximately 15% of the vineyard is planted with white varietals.

Harvest is currently sold in bulk to regional wine wholesalers for an annual turnover of 170K€. Along with the renovation of the winery, bottle sales would need full developing.
