Located at the heart of the Hérault, this imposing château sits in a calm, wooded setting, free from all disturbance. Just 2 mins away from an attractive village, the property is easily accessed due to the proximity of a motorway exit (5 mins) and an international airport (25 mins).
With undeniable charm, the château which dates from the XIIIth century, underwent a full overhaul at the beginning of the XIXth century with the creation of the outbuildings, including the vast winery. The romantic-design château covers over 1 900 m² of living area of spacious rooms, fireplaces and original mosaics as well as an extensive dining room adorned with crown plaster moulding and a large terrace. The château is surrounded by 40 ha of vineyard in a single contiguous plot. Classed IGP, the vines are farm by contractors and the harvest is sold to a local wholesaler. The vineyard is in average condition and would require a certain amount of reorganisation. The uprooting and replanting of part of the vineyard should be anticipated.
Currently, the wine-tourism business generates a turnover of approximately 400 K€.
The winery building has been converted into a large reception hall, but could be transformed to become an up-to-date winery. The varietals planted in the vineyard would permit the production of a range of red, white and rosé wines.
