Impressive organic work unit at the heart of AOP Fronton
This 27 ha property is located at approximately 40 km to the north of Toulouse. The domain is easily accessed with a motorway exit just 6 km away.
The buildings are set in a dominant position offering beautiful views over the estate, the hill reservoir and surrounding countryside. The housing is comprised of two apartments covering a total surface area of 250 m². The first apartment has been renovated in recent years and offers a good level of comfort. The second apartment requires updating and some investment would be needed.
The winery has a total capacity of around 3 000 hl in stainless steel, cement and fiberglass tanks. The winery is very well equipped (thermos-regulated tanks, pneumatic press, crusher/de-stemmer, bottling line…), permitting the production of a range of high quality red, white and rosé wines. The winery buildings include a 150 m² air-conditioned warehouse for storage of bottled wines. The wine shop is modern and well laid out. It allows private clients to be received in excellent conditions.
Farm machinery is stored in a large hangar located behind the winery. The farm equipment is comprehensive and well maintained: harvesting machine, 3 tractors, sprayer, ploughs, harvest bins, trailers…
The 21 ha vineyard is organically farmed, well maintained and planted for the greater part with Négrette, Syrah, Cot and Cabernet Sauvignon. A single plot of less than one hectare is planted with white varietals (Gewurztraminer, Riesling, Petit Manseng and Colombard) which enables the production of a beautifully aromatic white wine. The vineyard is young, with half of the vines being under 20 years old.
Approximately 80% of production is sold in bottle for an average turnover of 280K€ in 2017.
The wines are regularly awarded and the 2015 vintage was ranked as one of the 35 best wines in the world.
