Organic wine on the edge of the Cevennes 26ha of vines – Investment Property

This property is situated halfway between Montpellier and Nîmes in a calm, wooded setting.

Spanning 40 contiguous hectares, the domain comprises 26ha of vineyard classed AOP Languedoc and IGP. The property has excellent commercial success with a regularly impressive annual turnover. Almost the entire production is sold in bottle to regular customers.

The buildings have been built from local stone in a “U” form. The main house offers 150m² of living space which could be easily increased by the conversion of the offices which extend on from the house. A further 90m² house could be used as staff accommodation or to create a small agri-tourism business.

The winery has a capacity of 4 800hl in cement, fiberglass, stainless steel and relined steel tanks. It is extremely well equipped and with modern equipment that has been renewed regularly:

  • Crusher/destemmer
  • Pneumatic press
  • Micro-oxydation
  • Temperature control
  • Peristatic pump

The farm equipment is also in very good condition and perfectly adapted to organic farming. It is stored in a large stone hangar.

The winery buildings also include a bottling/storage room and an office/wine shop.

The 26ha vineyard is classed Demeter and has been organically farmed for several years. It is classed for the greater part in AOP Languedoc and approximately 16ha are planted with noble varieties. The vines are well maintained and have a first-rate trellis system. It should be noted that the BRL irrigation line is due to reach the vineyard in 2017, allowing the possibility of a drip-by-drip irrigation system to be installed. The average annual yield is around 50hl/ha.

This highly productive domain produces 160 000 bottles per year for an average turnover of 475 000 euros. The present owners would be willing to negotiate a 12 month transitional period to ensure the continuity of the commercial side of the business.
