Reputable Domaine in the Corbières
This attractive property is found in a charming village at the heart of the Corbières hills. The Domain is easily accessed by motorway exits at 15 mins from the village. The Mediterranean coast and seaside resorts are just 25mins away.
Built from local stone, the house offers 120m² of living space. It requires full renovation.
A large hangar adjoins the house. It is currently used for storing bottles but could be transformed into a holiday cottage with a view to an agri-tourism project.
The winery and farm buildings are located at the heart of the village.
With a global capacity of 2 400hl, the traditional-style winery has been renovated and modernised with a range of re-lined cement and stainless steel tanks. It provides excellent working conditions. The tanks are all small-capacity sized, allowing for plot selection and vinification of individual grape varieties. The vinification equipment is high standard: (pneumatic press, crusher-destemmer,temperature control…). Extending on from the winery is a small barrel-ageing cellar.
In addition to the winery, there are several hangars:
- A 120m² air-conditioned warehouse, providing an excellent storage environment for bottled wines.
- An ageing cellar for storage of bulk wine in tank and barrel.
- A farm hangar for storing agricultural equipment. The farm equipment is provide through a lease contract. It is comprehensive and of a high standard (2 Fendt tractors…).
The 29.4ha vineyard is divided into four plots around the village. 20ha are classed AOP Corbières and 9.4ha are classed IGP. The vines are well maintained and, with the exception of the Carignan plots, all are fully trellised. The vineyard is regularly renewed and approximately 70% of the vines were planted less than 20 years ago. The best plots of old vines have been maintained, notably a one hundred year old Carignan plot that was planted in 1919.
Almost all of the production is sold in bottle, with an annual turnover of 450 000 euros. The wines are sold evenly through three sectors:
- Supermarket chains
- The Hotel and Restaurant industry – export
- Private wine merchants
The current owner is willing to assist the future buyer to ensure a smooth handover of the Domaine.
