SPECTACULAR 73 HA ESTATE IN A BACKDROP OF LIMESTONE CLIFFS
Located at just 40 km from coastal resorts, this attractive property is found close to a charming local village in a Mediterranean setting of vineyards, pine trees and limestone cliffs.
With motorway exits just 30 minutes away, the property also benefits from the proximity of the international airports of Montpellier, Béziers, Carcassonne and Perpignan.
Bordered by a small river, the estate spreads over 73 ha. The buildings are located at the heart of the property. The main house, which dates from the XIXth century, offers 350 m² of living space and faces southward overlooking an attractive park with a pond. The house has remained uninhabited for 15 years and would require some renovation to bring it up to a certain level of comfort. The housing also comprises two 100m² apartments which have been renovated in recent years and a small staff apartment.
The traditional style winery has a total capacity of 5 000 hl in, for the greater part, cement tanks which are completed by a range of stainless steel (1 750 hl) and fiberglass tanks (190 hl). The range of cement tanks have been relined and are of dimensions and capacities that are well adapted to the estate wine production.
The winery is well equipped (crusher/de-stemmer, Vaslin press, temperature control, filters…) and enables the production of a range of high quality red, white and rosé wines.
The estate spreads over 73 contiguous hectares, including approximately 44 ha of vineyard. The vineyard is classed AOP Saint Chinian and IGP, and is organically farmed. The vines are well maintained and planted for around 95% with noble varieties.
The estate wines are sold in bottle, Bag-in-Box and bulk. Currently around 120 000 bottles are sold year for a global average turnover of 520 K€.
