This impressive 35 ha property sits at the heart of the Côtes du Roussillon, not far from the Spanish border. The domain offers a peaceful setting near to a Catalonian village to the south of Perpignan but is nevertheless easily accessed with motorway exits less than 10km away and Perpignan International Airport at a 25 minute drive.
The domain has been superbly renovated over the last 10 years and all buildings, whether residential or commercial, are in excellent condition. The winery and farm buildings form an attractive closed tarmacked courtyard which leads on to the shop. No aspect has been neglected in the construction which has been done ex nihilo with top quality materials. The buildings blend easily into the Catalonian countryside and provide an excellent work tool.
A landscaped garden separates the Catalonian bastide from the farm buildings. The bastide provides 300m² of living space with a 160m² garage. The house is in perfect condition and looks out to the north over a large terrace with beautiful views over the vineyard. A wine museum and two holiday cottages adjoin the bastide, forming a courtyard in front of the house.
The winery has a total capacity of 2000 hl with a majority of stainless steel tanks. The plans for the building of the winery were drawn up by an architect-oenologue, hence the practical and comfortable working conditions. The air conditioned barrel ageing room can be looked down into through the glass floor of the seminar room. The winery is very well equipped: Lejeune thermo-regulated tanks, 2 presses one of which being vertical hydraulic, de-stemmer, grape skin pump, temperature control…
The property farms 32.5 ha, 3.8 of which through a long term lease. Approximately 70% of the vineyard is classed in Cru les Aspres. The vineyard is well maintained with 90% of vines being noble varieties. 30% of the vineyard, or 10ha, is planted with Syrah. The average annual yield is close to 40hl/ha. The wine is predominantly sold in France with a turnover of 375K€.
