Perched high on the foothills of the Saint Chinian appellation, this vineyard estate is a true gem offering views of the Pyrenees mountain range and the Mediterranean Sea.

The property is located not far from an attractive village characteristic of the Languedoc, and around 30 minutes from Béziers, Narbonne and motorway exits.

The main house offers 350m² of living space. It has been tastefully renovated in recent years and offers a high level of comfort.

On the ground floor, the 30m² kitchen has been custom-made, and leads on to a parlour, laundry room and entrance hall.

The ground floor rooms include a vast high-ceilinged 60 m² living room, a second living room, dining room and summer room that offers spectacular views towards the horizon and the Pyrenees mountain range.

On the first floor, the 50 m² master bedroom has an ensuite bathroom of 20 m².

Three further bedrooms, each 15 m², share a bathroom.

The vast winery accommodates the vinification, ageing and storage of the wines produced by the small 2.2 ha vineyard.

Indeed, the winery has the capacity to manage the production of a far greater sized vineyard, and would therefore allow the possibility of increasing the vineyard area to around 15 hectares.

The winery buildings include a large barrel ageing cellar, a vast farm hangar and other outbuildings (garages…).

The 10 ha estate comprises 2.2 ha of vineyard which has been planted in the last three years. The terroir is classed AOP Saint Chinian and is principally planted with Syrah and Viognier (1.35 ha) with 0.8 ha of Grenache Noir and Grenache Gris.

93 olive trees allow the production of around 300 bottles of olive oil.
